Luxury living in Port St. Lucie

Port St. Lucie is better known for new construction and value, but it also has a small, quiet luxury market.

The city’s $1 million-plus homes are concentrated in a handful of places: two private golf communities, a few gated estate enclaves and the riverfront on the east side. Compared with Jupiter or Palm Beach Gardens, buyers here often get a larger home, a bigger lot or a private dock for the money, while staying within driving distance of the Palm Beaches.

The trade-off is that luxury inventory is limited and varies a lot from month to month, so knowing each community well matters. Here’s how I’d break them down.

What draws luxury buyers here

  • Private golf and club living at Tesoro Club and PGA Village
  • Gated, guarded entries and small estate enclaves
  • Deep-water river homes with docks and boat lifts
  • More home and land for the money than farther south

Trade-offs to know

  • Fewer luxury listings at any one time than in Palm Beach County
  • Club initiation fees and dues on top of HOA dues in some communities
  • Higher insurance costs, especially on the water
  • No oceanfront within the city itself

Where Port St. Lucie’s $1 million-plus homes are

Private golf club · Gated

Tesoro Club

A roughly 1,490-acre private golf community with a guard-gated entrance, 24-hour roving patrols and two championship courses, the Palmer Course by Arnold Palmer and the Watson Course by Tom Watson. Homes range from about 2,000 to 7,000 square feet across nine neighborhoods, from villas to custom estates. The Swim & Racquet Club has a Junior Olympic-sized pool, nine Har-Tru tennis courts and 11 pickleball courts.

Good to know: Tesoro Club is a non-equity private club with Full and Social memberships, each with an initiation fee and annual dues. Prices range widely, so not every home here is over $1 million; the estate homes and golf-view lots are where the seven-figure homes are.
PGA Village · Gated estate enclave

Sabal Creek

A gated enclave of custom estate homes on oversized lots within PGA Village, with many homes on water or preserve views. Recent listings here have run from just over $1 million to several million.

Good to know: PGA Village residents can play the three PGA Golf Club courses (Wanamaker, Ryder and Dye), the short course and the PGA Learning Center. Golf membership is optional in many PGA Village neighborhoods.
PGA Village · Gated cul-de-sac

The Enclave at The Reserve

A gated street of just 18 large single-family homes in PGA Village, a gated community within a gated community. Recent sales have been roughly 4,100 to 5,600 square feet with four or five bedrooms, with prices from the mid-$700,000s to about $1.7 million.

Good to know: With only 18 homes, listings here don’t come up often. If you want this street, set up an alert and be ready to move.
Riverfront · Gated

Vikings Lookout

A gated enclave of about 97 acres on the east side of the city, next to Spruce Bluff Preserve, with deep-water river frontage and private docks. Lots are oversized, and some include a separate guest house. Homes here generally start around $1 million, and the largest riverfront homes have been listed above $2 million.

Good to know: Boaters should ask about water depth at the dock, bridge clearances on the route out and the condition of the seawall and lift before making an offer.
Riverfront · East Port St. Lucie

Riverfront homes on the St. Lucie River

Outside the gated enclaves, select single-family homes along the North Fork of the St. Lucie River and its canals have private docks and wide water views. The higher-end river homes can reach seven figures, depending on frontage, dock and lot size.

Good to know: Water depth, fixed bridges and flood zone vary from street to street, so these homes need a closer look than most.

Price ranges are approximate, based on recent listings and sales as of 2026, and change often. Ask me for current listings and recent sales in any of these communities.

Jessica’s local take

At this price point, the community costs matter as much as the house. Before you fall in love with a home, I’ll pull the HOA dues, any club initiation and annual dues, the CDD if there is one, and realistic insurance quotes so you can compare the full cost of each community side by side.

Financing & costs

Buying a luxury home: financing, taxes and insurance

Jumbo loans

For 2026, the baseline conforming loan limit for a one-unit home is $832,750, which applies in St. Lucie County. A loan amount above that is generally a jumbo loan, which usually has its own credit, cash reserve and down payment guidelines. As a licensed loan originator, I can help you compare jumbo and conventional options before you shop.

Taxes and portability

Florida has no state income tax. Once you buy, apply for the homestead exemption by March 1. If you already have a Florida homestead, portability can let you move up to $500,000 of your Save Our Homes benefit to your new home. Confirm the details with the St. Lucie County Property Appraiser.

  • Insurance: get homeowners, wind and flood quotes early. Roof age, impact windows, elevation and flood zone can change the premium a lot on a high-value home.
  • Waterfront due diligence: seawall and dock condition, permits for lifts and docks, water depth, and bridge clearances for your boat.
  • Club and community costs: initiation fees, annual dues, food and beverage minimums, HOA dues and any CDD.

Thinking about selling?

Luxury homes take a more careful pricing strategy because there are fewer true comparable sales. I’ll look at recent sales inside and outside your community, the features buyers are paying for right now, and how long similar homes have taken to sell. Questions

Where are the $1 million homes in Port St. Lucie?

Most of Port St. Lucie’s seven-figure homes are in a few places: Tesoro Club, the estate enclaves of PGA Village such as Sabal Creek and The Enclave at The Reserve, Vikings Lookout, and select riverfront homes with deep-water docks on the east side of the city.

Is Port St. Lucie a good place to buy a luxury home?

Many buyers find their budget goes further here than in Palm Beach County, with larger homes and lots, private golf and deep-water river access within about 20 to 45 minutes of Jupiter and Palm Beach Gardens, depending on traffic. Prices, HOA and club costs, and insurance vary widely by community, so it pays to compare them side by side.

Do I need a jumbo loan for a $1 million home?

It depends on your down payment. For 2026, the baseline conforming loan limit for a one-unit home is $832,750, which applies in St. Lucie County. A loan amount above that is generally a jumbo loan, with its own credit, reserve and down payment guidelines.

Do Tesoro Club and PGA Village require golf memberships?

Tesoro Club is a non-equity private club with Full and Social memberships that require an initiation fee and annual dues. In PGA Village, golf membership is optional in many neighborhoods. Membership rules can differ by neighborhood and change over time, so confirm before you buy.

Can I keep my Florida homestead tax savings if I move up?

Florida’s portability rule can let you transfer up to $500,000 of your Save Our Homes benefit from your current Florida homestead to a new one, if you apply in time. Check the rules and deadlines with the St. Lucie County Property Appraiser.
