Overview

About Tesoro Club

Tesoro Club is one of Port St. Lucie’s two major private golf communities.

It has a guard-gated entrance with 24-hour roving patrols, the Palmer Course by Arnold Palmer and the Watson Course by Tom Watson, a classically inspired clubhouse, a 12.5-acre training academy and a swim and racquet club with a Junior Olympic-sized pool, nine Har-Tru tennis courts, 11 pickleball courts and bocce. Homes range from about 2,000 to 7,000 square feet across nine neighborhoods, from villas to custom estates.

Membership & costs

How membership works

Tesoro Club is a non-equity private club with Full and Social memberships, each with an initiation fee and annual dues. Some homesites don’t require golf membership, so ask about the specific home. I’ll put HOA dues, club costs and any district assessment side by side so you can see the full yearly cost. See my luxury homes guide and golf communities guide.

Before you buy

Buying a luxury golf home at Tesoro Club

Buying in a private club community takes a little more homework than a typical purchase. Here is what I review with buyers at Tesoro Club:

Club and community

  • Whether the home requires a club membership
  • Membership categories, initiation fees and annual dues
  • HOA dues and what they cover
  • Any district assessment on the tax bill

The home itself

  • Roof age, impact windows and doors
  • Pool, spa and outdoor kitchen condition
  • Wind mitigation and insurance quotes
  • Golf course or water views and lot privacy

Large custom homes vary a lot from one to the next, so I use recent sales of truly similar homes to guide your offer. See my luxury homes guide and insurance guide.

Budget

What to budget for in Tesoro Club

The purchase price is only part of the picture. Before you write an offer in Tesoro Club, I put these numbers side by side so the monthly cost is clear:

Ongoing costs

  • HOA dues, and what they include
  • Any community development district (CDD) assessment on the tax bill
  • Homeowners and wind insurance, plus flood coverage if the home is in a flood zone
  • Property taxes after the sale, since the tax bill can reset when a home changes hands

One-time costs

  • Closing costs and prepaid items
  • Home inspection, plus wind mitigation and 4-point reports if needed
  • HOA application or capital contribution fees, if the association charges them
  • Moving and setup costs
