Why Port St. Lucie Has So Many No HOA Homes
Much of Port St. Lucie was laid out by General Development Corporation starting in the late 1950s, with tens of thousands of quarter-acre lots sold one at a time. Most of those streets were never placed in a homeowners association, which is why so much of central, eastern and southern Port St. Lucie has no HOA today.
Newer master-planned areas west of I-95, such as Tradition, Riverland, PGA Village and Verano, generally do have associations and often CDD assessments. If no HOA is a must, the classic city neighborhoods are where most of the options are.
No HOA homes range from older ranch homes to brand-new infill builds, some on canals, which makes them a fit for first-time buyers, families, and anyone with a boat, RV or work vehicle who wants more freedom.

Buyer tips
Good to Know Before You Buy a No HOA Home
No HOA does not mean no rules
City or county codes still apply to fences, parking, sheds and boats. Some lots also have deed restrictions without an association, so check the recorded documents.
Check septic, well and city water
Some older streets still use septic or private wells. Ask which the home has, and whether the area is in the city's septic-to-sewer conversion program.
You handle all exterior upkeep
Roof, lawn, fence and exterior care are on you. Older roofs and electrical panels can also raise insurance costs, so get quotes during your inspection period.
