Riverland Homes for Sale in Port St. Lucie
A large master-planned area in western Port St. Lucie, known for its age-restricted 55+ villages with resort-style clubhouses. Here’s what to know before you buy in Riverland.
About Riverland
Riverland is one of the newer master-planned areas on the west side of Port St. Lucie.
Much of Riverland is made up of gated, age-restricted 55+ villages, each with its own clubhouse, pools, fitness facilities, courts and a full social calendar. Homes are mostly single-family and villa designs built in recent years, so you’ll find modern floor plans, impact-rated construction and low-maintenance yards.
What buyers like
- Newer homes with modern layouts
- Large clubhouses and activity calendars
- Gated entries
- Quick access to Tradition shopping and I-95
What to check
- Age restrictions in each village’s documents
- HOA dues and what they cover
- Any community development district (CDD) assessment on the tax bill
- Resale rules and approval timelines
HOA and district fees
Riverland homes typically carry HOA dues, and some lots are also in a community development district, which adds an assessment to the property tax bill. Dues and assessments vary by village and home, so I always pull the exact figures for any home you’re considering. Learn more in my 55+ communities guide and new construction guide.
Life in a Riverland 55+ village
Riverland’s villages are designed for active adults who want newer homes and a built-in social life. Each village has its own clubhouse and amenities, and many residents spend their days at fitness classes, pickleball, the pool and club events.
Because each village is run by its own association, the rules, dues and amenities can differ from one village to the next. When we look at homes, I’ll compare villages side by side so you can see which one matches your budget and lifestyle.
- Confirm the age rules in that village’s documents
- Ask which amenities your village includes
- Check guest and rental policies if family visits often or you may rent later

New construction or resale in Riverland?
Because Riverland is a newer community, you’ll often have a choice between buying new from the developer and buying a resale home from an owner. Each has trade-offs:
Buying new
- Choose finishes and options
- Builder warranty coverage
- Build timelines can shift
- Landscaping, blinds and extras may cost more
Buying resale
- Move in sooner
- Upgrades and landscaping often included
- Room to negotiate on price and repairs
- Check remaining warranty and roof age
Either way, I recommend your own independent inspection and having your own agent represent you. See my new construction guide.
