Welcome to Palm City

Across the river from Stuart, with more room to spread out.

Palm City sits on the west side of the St. Lucie River, directly across from Stuart. It’s unincorporated Martin County and almost entirely residential. You won’t find a downtown. You’ll find neighborhoods, a handful of shopping centers, and a lot of long driveways.

People usually come here for one of three things: a bigger lot, a home on or near the river, or a club community with golf. Often it’s some combination of all three.

The 2020 Census counted 25,883 people in Palm City, and the area keeps changing. Out west, between the Turnpike and I-95, the Newfield planned community is taking shape on land that’s mostly been groves and pasture.

Where it shines

  • Larger lots and acreage, including Palm City Farms
  • River frontage with a route to the St. Lucie Inlet
  • A wide choice of golf and club communities
  • Easy access to both I-95 and Florida’s Turnpike

Trade-offs to know

  • Car-dependent, with no walkable downtown of its own
  • The beach means crossing Stuart to Hutchinson Island
  • Club communities can add membership costs on top of HOA dues
  • Acreage parcels often mean well, septic and zoning homework
Getting oriented

The lay of the land in Palm City

Palm City runs from the river’s edge out to open land past the Turnpike.

The areas at a glance

  • Western Palm City: Palm City Farms, Newfield, Turnpike and I-95. Acreage and newer building.
  • Central Palm City: Martin Downs, golf communities, SR 714 shopping. Established neighborhoods.
  • Along the river: Harbour Ridge, Piper’s Landing, Palm Cove. Docks and river views.

River side

The eastern edge of Palm City follows the St. Lucie River and its South Fork. Club communities with marinas and private docks line much of the shoreline, and county parks give everyone else river access.

Out west

Past the Turnpike, lots get bigger and the setting gets more rural. Palm City Farms is known for acreage and horse properties, and Newfield is bringing a planned town to the area over the coming years.

Getting around

  • SR 714 (Martin Highway and Martin Downs Boulevard) is the main east–west road, with interchanges for both I-95 and Florida’s Turnpike.
  • The Palm City Bridge crosses the St. Lucie River into Stuart.
  • The Turnpike is a toll road, so set up a SunPass.
  • Flying: Palm Beach International (PBI) is the closest major airport, to the south.
  • Rail: the nearest intercity rail station is in West Palm Beach. A downtown Stuart station has been planned, with timing tied to federal funding.
Where to look

Palm City neighborhoods & communities

Six areas that cover most of what you’ll see in a Palm City search.

West · Acreage

Palm City Farms

The part of Palm City where land is the point. Palm City Farms has larger parcels and acreage, some set up for horses, on roads that feel a world away from the coast even though downtown Stuart is a short drive. Homes range from older ranch houses to newer custom builds, and no two properties are quite alike.

Good to know: Expect well and septic on many parcels, and confirm what the zoning allows for animals, barns and guest quarters.
On the river · Club community

Harbour Ridge

A gated yacht and country club community on the St. Lucie River, organized into villages of homes with golf and a boating focus.

Good to know: Club membership terms vary by community. Get the equity, initiation and annual dues details in writing.
South Fork · Yacht & golf

Piper’s Landing

A private yacht and country club community on the South Fork of the St. Lucie River, with a deep-water marina next to the clubhouse and an 18-hole golf course.

Good to know: If a slip matters to you, ask how marina slips are assigned and what they cost.
Central · Established

Martin Downs

One of Palm City’s larger established areas, close to the SR 714 corridor and its shopping, with neighborhoods built around golf and quick access to I-95 and the Turnpike.

Good to know: Neighborhoods inside Martin Downs have different HOAs and rules; check each one.
West · New planned community

Newfield

A large planned community in western Palm City, between the Turnpike and I-95. Plans call for more than 4,000 homes over time, with more than 2,300 acres kept as open space, trails and a working farm.

Good to know: This is a long-term build-out. Ask what’s finished, what’s planned, and how fees are structured.
River side · Golf & boating

Palm Cove & the riverfront

Along the river you’ll also find Palm Cove, a golf and yacht club community on the St. Lucie, plus individual riverfront and canal homes outside any club. Riverfront here can mean anything from a wide-open view across to Stuart to a quieter canal lot.

Good to know: Check water depth at the dock and any fixed bridges between you and the St. Lucie Inlet.
Jessica’s local take

Palm City is really two searches: land or water. Decide which one you’re in first. The homes, the questions and the inspections are completely different.

Homes & prices

What your budget typically buys in Palm City

$400K Typically a villa, townhome or condo. Single-family homes at this price are limited and usually older or smaller.
$600K Around the median. A single-family home in an established or golf-adjacent neighborhood.
$800K Homes in gated golf or club communities, larger lots, and some river access.
$1M+ Riverfront estates, Palm City Farms acreage, and premier club properties.

General orientation based on recent sales and current inventory, not specific listings. Condition, lot, water access, flood zone and HOA or club costs all move the number. Want this week’s numbers? See the latest market report or ask Jessica for a custom snapshot.

Club costs

In club communities, membership can be mandatory or optional. It’s part of the monthly math.

Everyday life

Palm City is about the river, the golf and the open land west of town.

On the river

Pendarvis Cove Park

A low-key riverside boat launch with picnic and grill areas, popular for an easy evening on the water.

Jessica’s local take

The thing people don’t expect: you can be on a rural road with horses in the pasture, then cross the bridge and be at dinner on the Stuart Riverwalk in a few minutes.

The practical stuff

Before you move to Palm City

A plain-language orientation, not legal, tax or insurance advice. I’m glad to introduce you to licensed professionals I trust.

Homeowners insurance

Get a quote on the actual address early, before you’re under contract. Premiums vary a lot from one home to the next depending on the roof’s age and material, the construction, wind-mitigation features, elevation and flood exposure. Riverfront homes deserve a close look at elevation and flood coverage.

Flood zones

Flood zones are parcel-specific, so two homes on the same street can differ. Lenders require flood insurance in high-risk zones, and it’s worth considering outside them. Check the FEMA flood map and ask for an elevation certificate.

Roof & wind mitigation

Many insurers have roof-age limits. A wind-mitigation inspection documents features like roof-to-wall connections and impact-rated openings, which can lower your premium.

Club memberships

At golf and social clubs, ask whether membership is required, whether it’s equity or non-equity, and what initiation, annual dues, food minimums and capital assessments cost.

Boating details

Check water depth at the dock at low tide, any fixed bridges on the way to the St. Lucie Inlet, dock and lift permits, and seawall condition.

Acreage homework

For larger parcels, confirm well and septic condition, survey and easements, and what the zoning allows for animals and outbuildings.

Unincorporated living

Martin County provides services and handles permitting. There’s no city tax layer, and the county’s four-story height limit keeps development low-rise.

Property taxes & homestead

If the home will be your primary residence, file for the homestead exemption with the Martin County Property Appraiser by March 1. Once it’s in place, Florida’s Save Our Homes rule limits how much your assessed value can rise each year.

Hurricane season

June 1 through November 30. Look up your evacuation zone with Martin County Emergency Management and sign up for county alerts before the season starts.

Quick checklist

  • Get preapproved and set a monthly budget
  • Quote insurance on a real address
  • Check the flood zone and elevation
  • Get HOA and club costs in writing
  • Inspect well, septic and seawall
  • Confirm water depth and bridges
  • Ask for roof age and a wind-mitigation report
  • File for homestead by March 1
Jessica’s local take

Is Palm City right for you?

When someone tells me they want a bigger lot and a boat, but they still want Stuart’s restaurants close by, Palm City almost always makes the short list. It’s quieter than the coast and more practical for commuting, and the trade-off is simply that you’ll drive a little farther to the beach.

I’m a REALTOR® and Broker Associate with RE/MAX Gold and a licensed mortgage loan officer, so I can help with both questions that usually come up together: where should we live, and what will it actually cost each month? Book a Call and we’ll talk through your options. In Palm City, the details of each property (the dock, the land, the club) drive the decision, and that’s where I can help most.
