Welcome to Jensen Beach

Old Florida on the lagoon, with a causeway to the ocean.

Jensen Beach is small, unincorporated and pointed at the water. It sits in the northeast corner of Martin County on the Indian River Lagoon, and the Jensen Beach Causeway carries you across the lagoon to Hutchinson Island and the Atlantic.

In the 1890s this was the “Pineapple Capital of the World,” shipping more than a million boxes of fruit a year until freezes and fires finished the industry off. The community still holds a Pineapple Festival downtown, which tells you a lot about the place.

There’s no city government here. Martin County runs things, there’s no city tax layer, and the 2020 Census counted 12,652 people in the Jensen Beach area. It feels more like a collection of waterfront neighborhoods than a town with a skyline.

Where it shines

  • Lagoon, river and ocean all within a short drive
  • A small, walkable downtown with local restaurants
  • A mix of housing: older homes, canal properties, island condos, newer townhomes
  • No city tax layer on top of county taxes

Trade-offs to know

  • Smaller inventory than a big city, so the right home can take patience
  • Lagoon-front and island homes need a close look at flood zone and insurance
  • Downtown is a few blocks, not a full shopping district
  • Island condo buildings come with Florida’s condo inspection and reserve rules
Getting oriented

The lay of the land in Jensen Beach

Think of Jensen Beach in layers, from the mainland out to the Atlantic.

The areas at a glance

  • West of US-1: Established subdivisions, newer townhomes and villas, Savannas Preserve. Closer to I-95.
  • Mainland Jensen: Downtown Jensen, Indian River Drive, Indian Riverside Park. Older Florida homes.
  • Hutchinson Island: Ocean and lagoon condos, Jensen Sea Turtle Beach. Over the causeway.

On the mainland

Downtown Jensen and Indian River Drive sit right on the lagoon. Head west across US-1 and you’re into established single-family neighborhoods and newer townhome communities, with I-95 a straight shot down Jensen Beach Boulevard.

On the island

The Jensen Beach Causeway crosses the lagoon to Hutchinson Island, where condos line the ocean and the lagoon, and public beach access sits at the end of the causeway.

Getting around

  • US-1 runs north–south through the mainland side; Jensen Beach Boulevard connects to I-95.
  • The Jensen Beach Causeway links the mainland to Hutchinson Island and A1A.
  • Downtown Stuart is a short drive south; Port St. Lucie is just to the north.
  • Flying: Palm Beach International (PBI) is the closest major airport, to the south.
  • Rail: the nearest intercity rail station is in West Palm Beach. A Stuart station has been planned, with timing tied to federal funding.
Where to look

Jensen Beach neighborhoods & communities

Six pockets that cover most of what you’ll see in a Jensen Beach search.

On the lagoon · Historic core

Downtown Jensen & Indian River Drive

Downtown Jensen is a few blocks of restaurants, bars and shops near the water. It isn’t polished, and nobody seems to want it to be. Indian River Drive runs north along the lagoon past older homes and big trees, with lagoon views and docks on the water side. Homes range from small cottages to updated lagoon-front properties.

Good to know: Lagoon-front homes can have very different flood zones, seawall conditions and dock rules. Ask about all three.
Over the causeway · Condos

Hutchinson Island

Oceanfront and lagoon-view condos on the island share the Jensen Beach mailing address, along with a handful of single-family homes. You can walk to the beach from many of them.

Good to know: Ask any island condo for its milestone inspection, reserve study and assessment history.
Mainland · Newer construction

Townhomes off US-1

Newer construction is limited here, but it exists. Communities such as Avila, between NW Federal Highway and NW Goldenrod Road, added two-story townhomes and villas with a community pool.

Good to know: Newer communities often have HOA dues that cover more exterior maintenance. Ask what’s included.
West · Established neighborhoods

Toward the Savannas

West of US-1 toward I-95 you’ll find established single-family subdivisions, generally with more yard and less water than the lagoon side. Savannas Preserve State Park has a day-use area off Jensen Beach Boulevard.

Good to know: These streets can offer more house for the money than the waterfront blocks a few minutes east.
Neighboring areas

Rio & the river side

Just south of Jensen Beach, Rio and the north bank of the St. Lucie River add river-oriented neighborhoods between Jensen and Stuart. Many share a nearby mailing area, so check which community a home is actually in.

Good to know: Mailing addresses here don’t always match community names. The property appraiser record settles it.
Canal & waterfront

Canal homes with lagoon access

Scattered through Jensen Beach are canal and lagoon-access homes, many of them older Florida houses updated over the years. The lagoon is shallow in places, so the right boat matters as much as the right house. For larger boats, compare the routes to the St. Lucie Inlet to the south and the Fort Pierce Inlet to the north.

Good to know: Ask for a recent seawall and dock inspection, and confirm water depth at low tide.
Jessica’s local take

In Jensen Beach, two homes a block apart can live completely differently: one on the lagoon with a dock, one inland with a bigger yard. Decide which of those you want before you fall for a kitchen.

Homes & prices

What your budget typically buys in Jensen Beach

$400K Typically a condo or townhome on the mainland or the island, or a smaller, older single-family home away from the water.
$600K A single-family home in an established neighborhood, sometimes near the lagoon or on a canal.
$800K A larger or updated home with more water access, or some oceanfront condos.
$1M+ Direct lagoon or river frontage, renovated homes near the water, and top-tier island condos.

General orientation based on recent sales and current inventory, not specific listings. Condition, lot, water access, flood zone and HOA or club costs all move the number. Want this week’s numbers? See the latest market report or ask Jessica for a custom snapshot.

What you’ll see

Older Florida homes, canal and lagoon properties, mainland condos, island condos, and some newer townhomes.

Condos matter here

Island condos are a real part of this market. Building inspections, reserves and assessments are part of the price.

Water types

Lagoon, canal, river and ocean each come with different boating, views, insurance and maintenance.

Everyday life

Things to do in Jensen Beach

Jensen Beach life happens on the water, on both sides of the causeway.

Downtown

Downtown Jensen

A few blocks of local restaurants, bars and shops near the lagoon. The annual Pineapple Festival is held downtown, a nod to the area’s history as a pineapple-shipping center.

On the lagoon

Indian Riverside Park

Sixty-three acres on the Indian River Lagoon with a 780-foot fishing pier, a mangrove boardwalk, walking paths, the historic Mansion at Tuckahoe, the Children’s Museum of the Treasure Coast and a sailing center.

Beach

Jensen Sea Turtle Beach

The public beach at the end of the causeway on Hutchinson Island, with lifeguards, picnic tables and volleyball courts. This stretch of coast is used by nesting loggerhead, green and leatherback sea turtles.

On the island

Florida Oceanographic Coastal Center

A 57-acre marine science center on Hutchinson Island with a large game fish lagoon, a sea turtle pavilion and nature trails.

Outdoors

Savannas Preserve State Park

A protected basin marsh with more than 17 miles of multi-use trails, paddling through the wetlands, and a day-use area off Jensen Beach Boulevard.

A short drive

History on Hutchinson Island

Farther south on the island, the Elliott Museum and the House of Refuge at Gilbert’s Bar, the oldest building in Martin County, make an easy afternoon.

Jessica’s local take

My favorite thing about Jensen Beach is how close everything is. You can fish off the pier in the morning, be on the beach by lunch and eat downtown that night without spending much time in the car.

The practical stuff

Before you move to Jensen Beach

A plain-language orientation, not legal, tax or insurance advice. I’m glad to introduce you to licensed professionals I trust.

Homeowners insurance

Get a quote on the actual address early, before you’re under contract. Premiums vary a lot from one home to the next depending on the roof’s age and material, the construction, wind-mitigation features, elevation and flood exposure. Lagoon-front and island properties deserve extra attention to elevation and flood coverage.

Flood zones

Flood zones are parcel-specific, so two homes on the same street can differ. Lenders require flood insurance in high-risk zones, and it’s worth considering outside them. Check the FEMA flood map and ask for an elevation certificate.

Roof & wind mitigation

Many insurers have roof-age limits. A wind-mitigation inspection documents features like roof-to-wall connections and impact-rated openings, which can lower your premium.

Condo rules

Buildings with three or more habitable stories need periodic milestone inspections and a Structural Integrity Reserve Study, with reserves funded to match. Ask for the latest inspection, the reserve study, the budget and any special assessments.

Unincorporated living

Martin County provides services and handles permitting here. There’s no city tax layer, but county rules apply to docks, additions and renovations.

Waterfront due diligence

Ask for a seawall and dock inspection, confirm dock permits, and check water depth at low tide. Riparian rights should be clear before you’re under contract.

Water & sewer

Water and sewer service depends on the location, and some older properties may be on well or septic. Confirm early.

Property taxes & homestead

If the home will be your primary residence, file for the homestead exemption with the Martin County Property Appraiser by March 1. Once it’s in place, Florida’s Save Our Homes rule limits how much your assessed value can rise each year.

Hurricane season

June 1 through November 30. Look up your evacuation zone with Martin County Emergency Management and sign up for county alerts before the season starts.

Quick checklist

  • Get preapproved and set a monthly budget
  • Quote insurance on a real address
  • Check the flood zone and elevation
  • Request condo inspection and reserve documents
  • Ask for a seawall and dock inspection
  • Confirm water and sewer type
  • Ask for roof age and a wind-mitigation report
  • File for homestead by March 1

Jensen Beach is a good fit if you want the lagoon and the beach close by without Jupiter prices or a busy downtown outside your door. It doesn’t try very hard, and I mean that as a compliment. If you like to live outside and on the water, this is a place to spend a full weekend before you decide.
