Welcome to Jupiter

Beaches, an inlet and a river, all inside town limits.

Jupiter is where the beach becomes part of everyday life without a causeway. The town has about 3.4 miles of beaches along A1A, and the Jupiter Inlet connects the Intracoastal and the Loxahatchee River to the Atlantic, with the Jupiter Inlet Lighthouse watching over it.

Inland, the town looks different. Abacoa is a walkable planned community built around a town center and a spring training ballpark, and farther west, Jupiter Farms is all about acreage and horse country.

The Census Bureau estimated 62,350 residents in July 2025. Prices generally run higher than the communities to the north, and homes sell at a steady pace.

Where it shines

  • Public beaches along A1A, including a dog-friendly stretch
  • Inlet, Intracoastal and river boating
  • A walkable town center in Abacoa and a waterfront Riverwalk
  • Easy access to I-95, the Turnpike and Palm Beach County jobs

Trade-offs to know

  • Prices above much of the coast to the north
  • Flood zones and insurance can change block to block near the water
  • Many older coastal condo buildings, with inspection and reserve rules
  • Mailing addresses cross town lines, which affects taxes and services
Getting oriented

The lay of the land in Jupiter

Jupiter changes a lot from the horse farms in the west to the beach on A1A.

The areas at a glance

  • Jupiter Farms: Acreage, equestrian, unincorporated. West of the Turnpike.
  • Central Jupiter: Abacoa, Roger Dean Stadium, I-95 and the Turnpike. Planned communities.
  • On the water: The Riverwalk and the Jupiter Inlet. Intracoastal and river.
  • Beaches on A1A: Carlin Park, Jupiter Beach Park, the dog-friendly beach. Public parks.

Around the edges

Jupiter’s mailing area is bigger than the town. Tequesta to the north, Jupiter Inlet Colony at the inlet, Juno Beach to the south and Jupiter Farms to the west are all separate jurisdictions.

Next door, but not Jupiter

Jupiter Island, across the county line to the north, is its own town in Martin County. People often assume it’s part of Jupiter.

Getting around

  • I-95 and Florida’s Turnpike both run through the western part of town; US-1 and A1A follow the coast.
  • Indiantown Road and Donald Ross Road are the main east–west roads.
  • The Turnpike is a toll road, so set up a SunPass.
  • Flying: Palm Beach International (PBI) is a straightforward drive south.
  • Rail: the West Palm Beach intercity rail station is to the south, with service to Miami and Orlando.
Where to look

Jupiter neighborhoods & communities

Six areas that cover most of what you’ll see in a Jupiter search.

Central · Walkable planned community

Abacoa

Abacoa is built around a walkable town center, Roger Dean Stadium (spring training for the St. Louis Cardinals and Miami Marlins) and Florida Atlantic University’s Jupiter campus. Housing includes single-family homes, townhomes and condos in a range of neighborhoods.

Good to know: Abacoa has a master association plus neighborhood associations. Ask for both sets of fees.
West · Acreage

Jupiter Farms

An unincorporated area west of town with larger lots, acreage and horse properties. It shares the Jupiter mailing address but not the town government.

Good to know: Expect well and septic, and confirm what zoning allows for animals and outbuildings.
On the water · Private clubs

Admirals Cove & Jonathan’s Landing

Two of Jupiter’s gated club communities with golf and marina access, oriented to the Intracoastal.

Good to know: Membership terms, initiation fees and dock availability vary. Get them in writing early.
Near the beach

East of US-1

Neighborhoods near the beaches and the Intracoastal, from older single-family homes to waterfront properties and coastal condos.

Good to know: Older coastal condo buildings need milestone inspection and reserve-study documents. Ask for both.
Nearby jurisdictions

Tequesta, Juno Beach & Jupiter Inlet Colony

Small separate municipalities on Jupiter’s edges. They share much of the lifestyle, but each has its own government, rules and tax rate.

Good to know: Check the property appraiser record to see which jurisdiction a home is actually in.
Golf & club communities

Inland golf neighborhoods

Between I-95 and the coast, Jupiter has a long list of golf and club communities, from established neighborhoods to newer gated ones. Some require club membership; others offer it as an option.

Good to know: Ask whether membership is mandatory and what annual dues and food minimums run.
Jessica’s local take

In Jupiter, I see people trade square footage for location more than anywhere else. A smaller place you can bike to the beach from often wins over a bigger house farther inland.

Homes & prices

What your budget typically buys in Jupiter

$400K Typically an older condo or townhome. Single-family homes at this price are rare.
$600K A townhome or larger condo, or some older single-family homes inland.
$800K Single-family homes in established non-waterfront neighborhoods, including Abacoa.
$1M+ Where waterfront, golf and near-beach single-family homes open up. The top of this market goes well past $1M.

General orientation based on recent sales and current inventory, not specific listings. Condition, lot, water access, flood zone and HOA or club costs all move the number. Want this week’s numbers? See the latest market report or ask Jessica for a custom snapshot.

What you’ll see

Condos and townhomes, established single-family neighborhoods, golf communities and waterfront homes.

Waterfront options

Ocean, Intracoastal, river and canal frontage each come with different boating, views and insurance.

Check the jurisdiction

Town of Jupiter, a neighboring town, or unincorporated county: each affects taxes and rules.

Everyday life

Things to do in Jupiter

Beach mornings, inlet afternoons and spring training in March.

Beaches

Jupiter’s beach parks

Carlin Park, Jupiter Beach Park, DuBois Park and others have free parking, with lifeguards at guarded areas. A 2.5-mile stretch between Marcinski Road and Carlin Park is dog-friendly.

On the water

The Riverwalk

About 2.5 miles of walkway along the Intracoastal to the inlet, linking waterfront restaurants and an amphitheater with marinas and the boat ramps at Burt Reynolds Park.

Landmark

Jupiter Inlet Lighthouse

The historic lighthouse and museum on the north side of the inlet, with views over the water and the Loxahatchee River.

Spring training

Roger Dean Stadium

The Cardinals and Marlins train in Abacoa each spring, and minor league teams play here during the season.

Nature

The Loxahatchee & nearby parks

Paddle the Loxahatchee River, or head north to Jonathan Dickinson State Park and Blowing Rocks Preserve on Jupiter Island.

Sea turtles

Loggerhead Marinelife Center

In neighboring Juno Beach, next to Loggerhead Park, a sea turtle hospital and education center near a major nesting beach.

Jessica’s local take

If you have a dog, the 2.5-mile dog-friendly stretch of beach is something you’ll use more than you expect. Early mornings there are one of the nicest parts of living in Jupiter.

The practical stuff

Before you move to Jupiter

A plain-language orientation, not legal, tax or insurance advice. I’m glad to introduce you to licensed professionals I trust.

Homeowners insurance

Get a quote on the actual address early, before you’re under contract. Premiums vary a lot from one home to the next depending on the roof’s age and material, the construction, wind-mitigation features, elevation and flood exposure. Near the inlet and the water, elevation and flood coverage can change a quote significantly from one block to the next.

Flood zones

Flood zones are parcel-specific, so two homes on the same street can differ. Lenders require flood insurance in high-risk zones, and it’s worth considering outside them. Check the FEMA flood map and ask for an elevation certificate.

Roof & wind mitigation

Many insurers have roof-age limits. A wind-mitigation inspection documents features like roof-to-wall connections and impact-rated openings, which can lower your premium.

Condo rules

Buildings with three or more habitable stories need periodic milestone inspections and a Structural Integrity Reserve Study, with reserves funded to match. Ask for the latest inspection, the reserve study, the budget and any special assessments.

Club memberships

At golf and social clubs, ask whether membership is required, whether it’s equity or non-equity, and what initiation, annual dues, food minimums and capital assessments cost.

Address vs. town limits

A Jupiter mailing address can be in the Town of Jupiter, Tequesta, Juno Beach, Jupiter Inlet Colony or unincorporated Palm Beach County. The property appraiser’s record shows which.

Waterfront due diligence

Ask for seawall and dock inspections, confirm dock permits and riparian rights, and check water depth for your boat.

Property taxes & homestead

If the home will be your primary residence, file for the homestead exemption with the Palm Beach County Property Appraiser by March 1. Once it’s in place, Florida’s Save Our Homes rule limits how much your assessed value can rise each year.

Hurricane season

June 1 through November 30. Look up your evacuation zone with Palm Beach County Emergency Management and sign up for county alerts before the season starts.

Quick checklist

  • Get preapproved and set a monthly budget
  • Quote insurance on a real address
  • Check the flood zone and elevation
  • Confirm the town or county jurisdiction
  • Request condo inspection and reserve documents
  • Get HOA and club costs in writing
  • Ask for roof age and a wind-mitigation report
  • File for homestead by March 1

Is Jupiter right for you?

If being near the ocean outweighs almost everything else, Jupiter is usually where that search leads. Be ready to make trade-offs on the size or age of the home to get the location you want, and decide early which of those you’re willing to give up.

I’m a REALTOR® and Broker Associate with RE/MAX Gold and a licensed mortgage loan officer, so I can help with both questions that usually come up together: where should we live, and what will it actually cost each month?
