The big picture

What the numbers say this month

The Treasure Coast and northern Palm Beach County are in a balanced-to-buyer-leaning market heading into the fall. Every city in this report has more than four months of inventory, and in most of them close to half of all active listings have already had at least one price reduction.

That doesn’t mean homes aren’t selling. Nearly 950 homes closed across these six cities in the 30 days ending October 3. The difference is that buyers have time to compare and room to negotiate, and sellers who price right from the start are the ones selling close to their asking price.

  • Tightest markets: Jupiter and Palm Beach Gardens (4.3 months of inventory) and Stuart (4.5 months).
  • Most room to negotiate: Fort Pierce (7.6 months) and Jensen Beach (5.8 months).
  • Port St. Lucie sits in the middle at 5.2 months, with the highest share of price cuts (55.8% of active listings).
  • Sale-to-original-list prices ran from about 91% to 96%, a good guide to how much negotiating room buyers actually got.

5.2 months of inventory

Port St. Lucie

Torino (Port St. Lucie)

My home farm area. There are 118 homes for sale and 21 closings in the last 30 days. Almost 60% of active listings have had a price cut, the highest share of any area here, so Torino buyers have leverage right now and sellers need sharp pricing.

Weekly medians move a lot because each week’s mix of homes is different (condos vs. single-family, waterfront vs. inland). Use them as a pulse check, not a price guide for any one home.

Jessica’s take

This is a market that rewards preparation on both sides. Buyers: get pre-approved, then use the price-cut data to negotiate, especially on homes that have been sitting. Sellers: the homes selling near list price are the ones priced right in the first two weeks. If you’re thinking about selling, let’s look at what’s actually closing in your neighborhood, not what’s listed.

If you’re buying

Use the leverage

  • Ask about price history; many homes have already been reduced.
  • Homes past 60 days on market are often the most negotiable.
  • Ask for seller credits toward closing costs or a rate buydown.
  • Get pre-approved first so your offer is taken seriously.

If you’re selling

Price for today’s market

  • Price from recent closed sales, not active listings.
  • The first two weeks matter most; that’s when buyers pay attention.
  • Fix inspection items up front, especially roof and A/C.
  • Professional photos and video are the baseline now.
