It’s the question I get most: should I buy now or wait? I can’t predict rates or prices, but I can tell you what the market looks like right now, and right now buyers in Port St. Lucie have more leverage than they’ve had in years.

What that means in plain English
- You have choices. Around 2,000 homes for sale means you can compare neighborhoods, floor plans and price points instead of rushing.
- You have room to negotiate. With more than half of listings already reduced, and homes selling at about 96% of their original asking price, asking for a better price or concessions is reasonable.
- Good homes still sell. Well-priced homes are still going under contract at close to list price, so don’t assume every seller will take a lowball offer.
The “wait for rates” question
Many buyers are waiting for lower rates. That’s understandable, but it’s worth weighing two things. First, if rates fall, more buyers tend to come back into the market at the same time, which usually means more competition and fewer price cuts. Second, today’s leverage can often be turned into a lower rate: seller-paid concessions can fund a rate buydown, and if rates fall later, refinancing may be an option (refinancing has costs, so it should make sense on its own).
I’m not going to tell you rates will go up or down. What I can do is show you, on a real home, what your payment looks like today with and without a buydown, and what it might look like if you refinance later.
How to use this market to your advantage
- Get pre-approved first. Sellers take strong, pre-approved buyers seriously. Here’s how pre-approval works.
- Look at price history. Homes that have been reduced, or have been on the market 60+ days, are often the most negotiable.
- Ask for concessions, not just price. Closing-cost credits or a rate buydown can save more each month than a small price cut.
- Know the full monthly cost. Insurance, taxes, HOA and CDD fees vary a lot from home to home.
- Pick the right neighborhood. Compare Tradition, St. Lucie West, Torino and no-HOA areas before you fall for a kitchen.
So, is now a good time?
If you’ve found the right area, you plan to stay a while, and the monthly payment fits your budget, this fall is one of the better windows buyers have had in Port St. Lucie in a long time. If you’re not ready, that’s fine too. I’ll send you the new numbers every month so you can decide when the timing is right for you.
