Tradition and St. Lucie West sit just a few miles apart on the west side of Port St. Lucie, and they come up together in almost every buyer conversation I have. They share a lot, but they feel different once you drive through them. Here’s how I explain the differences, and what to check before you choose.
Where they are and how they connect
Both communities sit west of I-95. St. Lucie West is the northern of the two, centered on St. Lucie West Boulevard (I-95 exit 121). Tradition stretches to the south and west, anchored by Tradition Parkway, which meets I-95 at exit 118 where the road becomes Gatlin Boulevard on the east side. Crosstown Parkway (exit 120) runs between them and is the main east–west route across the river to the rest of the city and US-1.
In practical terms, they are a short drive from each other. Many people who live in one shop, dine or work out in the other, so the choice usually comes down to the house, the neighborhood and the monthly cost more than location alone.
St. Lucie West: established and close to everything
St. Lucie West was planned starting in the late 1980s and early 1990s, and most of its neighborhoods were built out over the following two decades. What that means for a buyer today:
- Mature neighborhoods. Trees have filled in, streets are finished, and you can see how a neighborhood has held up over time.
- A wide range of home types. Single-family homes, villas, townhomes and condos, in both gated and non-gated neighborhoods.
- Everyday convenience. Shopping, restaurants and medical offices line St. Lucie West Boulevard, and the interstate is minutes away.
- Local landmarks. Clover Park, the county-owned ballpark that hosts spring training and minor league baseball, is here, along with the Indian River State College Pruitt Campus.
The trade-off with an established community is age. Many homes are 20 to 30+ years old, so the roof, the air-conditioning system, the water heater and the windows deserve a close look during inspection, and they can affect what you pay for insurance.
Tradition: newer, bigger, built around a town center
Tradition covers more than 8,300 acres and was designed so daily life can happen close to home. Its center is Tradition Square on Lake Tradition, which hosts community events through the year, and the community includes trails, lakes, shopping, a hospital and a growing employment and commerce area.
- Newer homes. Most homes date from the mid-2000s on, and new neighborhoods are still being built on the west side. If you want new construction, my new construction guide walks through how the process works.
- Amenity-focused neighborhoods. Many neighborhoods have their own clubhouse, pool, fitness center or courts, often behind a gate.
- 55+ options. Tradition includes age-restricted 55+ neighborhoods alongside all-ages neighborhoods. See my 55+ communities guide if that is on your list.
The trade-off is cost structure. Newer neighborhoods with more amenities tend to carry higher HOA dues, and much of Tradition sits within Community Development Districts (CDDs) that add an assessment to your tax bill.

The monthly cost: HOA dues plus district assessments
This is where two homes at the same price can end up hundreds of dollars a month apart, so I always build a full monthly picture before you make an offer.
St. Lucie West has its own special district, the St. Lucie West Services District, created in 1989 under Florida’s Community Development District law. It manages district infrastructure such as the stormwater system, and its assessments appear on the property tax bill. Individual neighborhoods also have their own HOA or condo association dues, which vary widely.
Tradition neighborhoods typically have a master association fee, a neighborhood HOA fee and a CDD assessment. CDD assessments usually include a debt-service portion that repays the bonds that built roads and utilities, plus an ongoing operations and maintenance portion. I explain how that works in detail in CDD fees in Port St. Lucie.
Before you commit to either community, I recommend getting:
- The most recent property tax bill for the specific home, which shows any non-ad valorem (district) assessments.
- The HOA or condo association’s current dues, what they cover, and any special assessments approved or under discussion.
- For CDD neighborhoods, how many years remain on the debt-service portion.
Amounts change each year, so confirm current figures with the St. Lucie County Tax Collector and the association rather than relying on a past listing.
Insurance and inspection differences
Home age matters for Florida insurance. Homes built after the statewide Florida Building Code took effect in 2002 were built to updated wind standards, and many insurers look closely at roof age and wind-mitigation features when quoting. That can favor newer homes in Tradition, while an older St. Lucie West home with an updated roof and impact windows can also quote well.
This is general information, not insurance advice. I suggest getting an insurance quote early, during your inspection period, so there are no surprises. My post on Florida home insurance questions covers what to ask.
How to decide
When I help buyers choose between the two, these questions usually settle it:
- New or established? If you want a brand-new home or builder warranty, Tradition has more options. If you prefer a finished neighborhood with mature trees, St. Lucie West is worth a close look.
- How much do amenities matter? Resort-style clubhouses and pools are common in Tradition. Many St. Lucie West neighborhoods are simpler, which can mean lower dues.
- What is your all-in monthly budget? Compare price, taxes, district assessments, HOA dues and insurance together.
- Where will you drive most? Map your regular trips from each community at the times you would actually be driving.
If you are relocating and still getting to know the area, my Moving to Port St. Lucie guide covers the rest of the city, and my market reports show what homes have been selling for recently.
