Gated Communities in Port St. Lucie, FL
Guard-gated golf clubs, gated riverfront enclaves, all-ages neighborhoods with resort amenities and 55+ villages. Here’s how Port St. Lucie’s gated communities compare, and what to check before you buy.
What “gated” means in Port St. Lucie
Not all gates are the same, and the gate is only one part of what you pay for.
Port St. Lucie has gated communities at nearly every price point, from newer neighborhoods with a resort-style clubhouse to private golf clubs with 24-hour guards. Before you compare homes, it helps to compare the gate type, the amenities and the full monthly cost.
Types of gates
- Staffed guard gate: a guard checks in every visitor, sometimes 24 hours a day
- Virtual guard: visitors check in by video with a remote attendant
- Electronic gate: resident access by remote, code or app, with a call box for guests
Costs to compare
- HOA dues, and what they include (lawn care, cable, internet)
- Community development district (CDD) or services district assessments
- Any club membership or dues
- Rental and pet rules, if they matter to you

Gated 55+ communities
Most of Port St. Lucie’s 55+ villages are gated, including several large active-adult villages in Tradition and Riverland, plus established communities like Cascades (with a 9-hole course), Kings Isle in St. Lucie West and Veranda Preserve, which uses a virtual guard. Tradition and Riverland villages typically include a district assessment along with HOA dues. See my 55+ communities guide for details.
Two gated communities with similar home prices can have very different monthly costs once you add HOA dues, district assessments and club fees. Before you choose, I’ll put the full monthly cost of each community side by side, and I’ll check the HOA’s rules on rentals, pets, vehicles and exterior changes so there are no surprises.
What to check in any gated community
- The full cost: HOA dues, CDD or services district, club fees and any special assessments, current or planned.
- What dues cover: lawn, irrigation, cable or internet, gate staffing, amenities.
- The rules: rentals, pets, parking, boats and RVs, fences, pools and exterior colors.
- Approval: some associations must approve buyers or tenants, which can take time.
- Reserves and finances: ask for the budget and reserves, especially in older communities.
Frequently asked questions
Are there guard-gated communities in Port St. Lucie?
Yes. Examples include Tesoro Club, with a guard-gated entrance and roving patrols, and Newport Isles, with a staffed 24-hour guard gate. Many other communities use electronic or virtual-guard gates.
What is the difference between a guard gate and a virtual guard?
A staffed guard gate has a person checking in visitors on site. A virtual guard uses video and a remote attendant to check in visitors, which can cost less than an on-site guard.
Do gated communities in Port St. Lucie have CDD fees?
Many newer communities, including much of Tradition and Riverland, have a community development district assessment in addition to HOA dues, and St. Lucie West homes pay St. Lucie West Services District assessments. Always check the tax bill and HOA documents.
Are there gated 55+ communities in Port St. Lucie?
Yes. Most of the city’s 55+ villages are gated, including active-adult villages in Tradition and Riverland and established communities like Cascades, Kings Isle and Veranda Preserve.
Are there gated communities without golf memberships?
Yes. Many gated neighborhoods, like Newport Isles, Lake Charles and Veranda Gardens, have resort-style amenities but no golf, and in PGA Village golf membership is optional in many neighborhoods.
