VA Loans in Port St. Lucie & the Treasure Coast: A Guide for Veterans
How VA home loans work, who’s eligible, what they cost, and the Florida property tax benefits veterans often miss, from a local REALTOR® who is also a licensed loan officer.
Why VA loans are worth a close look
A VA loan is one of the strongest home loan benefits available, and many eligible buyers never use it.
VA loans are guaranteed by the U.S. Department of Veterans Affairs and made by approved lenders. For eligible veterans, service members and some surviving spouses, they often allow buying with no down payment and no monthly mortgage insurance, and you can use the benefit more than once. On the Treasure Coast, where many veterans retire or relocate, that can make a big difference in what you can buy.
Key advantages
- No down payment required in many cases
- No monthly private mortgage insurance
- Flexible credit guidelines compared with many loans

- Condos must be in a VA-approved project
Who qualifies, and what it costs
Eligibility
Eligibility is based on your service: veterans, active-duty service members, many National Guard and Reserve members, and some surviving spouses. You’ll need a Certificate of Eligibility, which I can usually request for you as part of your application.
The VA funding fee
Most VA borrowers pay a one-time funding fee, which can be paid at closing or rolled into the loan. For 2026, the fee for a purchase with no down payment is 2.15% of the loan for first use and 3.30% for subsequent use, with lower rates when you put 5% or 10% down. Veterans with a service-connected disability rating of 10% or higher, surviving spouses receiving Dependency and Indemnity Compensation and active-duty Purple Heart recipients are generally exempt.
Seller concessions
VA rules allow the seller to pay certain costs for you, which can reduce the cash you need at closing. That’s something we can negotiate in your offer.
VA rules and fees change. Your Certificate of Eligibility and your loan estimate will confirm your specific costs.
Florida property tax benefits for veterans
Once you own your home and qualify for Florida’s homestead exemption, these additional exemptions may apply. Apply through your county property appraiser.
- 10% or higher service-connected disability: an additional $5,000 exemption.
- Total and permanent service-connected disability: a full exemption from property taxes on your homestead, which can also continue for a surviving spouse.
- Combat-related disability, age 65 and older: a property tax discount equal to your combat-related disability percentage.
- Surviving spouses of veterans who died from service-connected causes on active duty may qualify for a full exemption.
Eligibility rules and required documents vary by exemption. Contact the St. Lucie County, Martin County or Palm Beach County Property Appraiser to confirm before you apply.
For a veteran with a qualifying disability, the combination of a waived funding fee and a full or partial property tax exemption can change the math on which home you can afford. I’ll factor both into your monthly payment estimate, so you’re comparing homes on real numbers.

Frequently asked questions
Do VA loans require a down payment?
In many cases, no. Eligible borrowers with full entitlement can often buy with no down payment, subject to lender guidelines and the loan amount.
How much is the VA funding fee in 2026?
For a purchase with no down payment, the funding fee is 2.15% of the loan amount for first use and 3.30% for subsequent use, with lower fees when you put 5% or 10% down. Many veterans with a service-connected disability rating of 10% or more are exempt.
Can I use a VA loan for a condo in Port St. Lucie?
Yes, if the condo project is VA-approved. Ask before you make an offer, since approval is project by project.
Do disabled veterans pay property taxes in Florida?
Veterans with a total and permanent service-connected disability may qualify for a full homestead property tax exemption. Veterans with a 10% or higher service-connected disability may receive an additional $5,000 exemption. Apply through your county property appraiser.
Can I use my VA loan more than once?
Yes. VA entitlement can be restored after you sell and pay off a VA loan, and in some cases you can have more than one VA loan at a time.
