Serving Port St. Lucie, the Treasure Coast, Jupiter & Palm Beach Gardens · RE/MAX Gold
Straight answers about buying, selling, getting pre-approved and moving to the Treasure Coast and Palm Beaches, from a local REALTOR® and licensed loan officer.
It depends on the loan. Conventional loans can start around 3% down for qualified buyers, FHA loans around 3.5%, and VA and USDA loans can allow zero down for eligible buyers. You’ll also need money for closing costs, inspections, insurance and moving. As a licensed loan officer, I can walk you through the options that fit your situation.
Once you’re under contract, most financed purchases close in about 30 to 45 days. Cash purchases can close faster. Finding the right home can take a weekend or a few months depending on your must-haves and the market.
Yes. A pre-approval tells you what you can comfortably afford and shows sellers you’re a serious buyer. In a market with this much inventory, a strong pre-approval also gives you more negotiating power.
Across the Treasure Coast and northern Palm Beach County, the market is balanced to buyer-leaning, with more than four months of inventory in every city I track and many listings with price cuts. See my latest market report for the current numbers.
Buyers commonly pay lender fees, title insurance for the lender, prepaid taxes and insurance, recording fees and inspection costs. Who pays what can be negotiated, and seller credits toward closing costs are common in today’s market.
Yes. Many of my clients buy from out of state using live video tours, digital signing and remote closings. You can visit in person for the final decision or not at all.
The most accurate answer comes from recent closed sales of similar homes nearby, not online estimates. I’ll prepare a free, no-obligation comparative market analysis for your home. Request your home value report.
Price from recent closed sales, not active listings. The first two weeks on the market get the most attention, and homes priced right from the start are the ones selling closest to their asking price.
It varies by city, price and condition. Well-priced homes in good condition often go under contract within a month or two, while overpriced homes tend to sit and need price reductions.
Focus on what affects inspections and insurance first: roof, A/C, plumbing, electrical and water heater. Then fresh paint, landscaping and a deep clean. I’ll walk through your home and tell you what’s worth doing and what isn’t.
A pre-qualification is a quick estimate based on what you tell a lender. A pre-approval involves reviewing your credit, income and assets, so it carries more weight with sellers.
Typically recent pay stubs, W-2s or tax returns, bank statements, a photo ID and authorization to check credit. Self-employed buyers usually need two years of tax returns.

Sometimes. Paying points or negotiating a seller-paid rate buydown can lower your payment, but it depends on how long you’ll keep the loan. I’ll run the numbers both ways so you can compare.
It depends on what matters most: beach, boating, golf, new construction, land or budget. My relocation guides compare Port St. Lucie, Jensen Beach, Palm City, Stuart, Hobe Sound, Jupiter and Palm Beach Gardens.
Many buyers choose Port St. Lucie for newer homes, more space and prices below much of South Florida, plus golf, rivers, preserves and a short drive to the beach. Read the Port St. Lucie relocation guide.
Yes, including communities in Tradition, Riverland, PGA Village Verano and St. Lucie West. See 55+ communities in Port St. Lucie.
No. Florida has no state personal income tax, which is one reason many people relocate here. Property taxes, insurance and HOA costs still matter, so I include them in every monthly estimate.
A Community Development District assessment pays for the roads, utilities and amenities in many newer planned communities. It usually appears on your property tax bill, separate from HOA dues. Read CDD fees explained.
Yes. Much of Port St. Lucie has no HOA, especially in the original city neighborhoods east of I-95. See no HOA homes in Port St. Lucie.
It varies widely by roof age, construction, wind-mitigation features, elevation and flood zone. Always get a quote on the actual address before you’re under contract. See insurance questions to ask before you buy.
Lenders require it in high-risk flood zones, and it’s worth considering elsewhere. Flood zones are parcel-specific, so check each home’s FEMA flood zone and ask for an elevation certificate.
If the home is your primary residence as of January 1, file with your county property appraiser by March 1. See the Florida homestead exemption guide.
Listings come straight from the MLS and update throughout the day. Search all homes for sale or ask me to set up custom alerts.
